AN ASSESSMENT OF THE ROLE OF ESTATE SURVEYORS AN D VALUERS IN PROJECT MANAGEMENT

(CASE STUDY OF WILCON SHOPPING MALL)

ABSTRACT

This study appraises how Estate Surveyors and valuers are project managers in the management of a project. Every project in Nigeria is a complex task that require effective management, skills and techniques for it to be accomplished, and Wilcon shopping mall is not an exception, lack of effective management of this project during development has lead to the increase in the number of project abandoned for years now. This project aims to assess the roles of Estate Surveyors and in project management in Nigeria. The project among others is to ascertain where an Estate Surveyor and valuer fits in project depends on the careful co-ordination of the various professionals involved in such project while the issue of who should co-ordinate has been variously contested. But this study proposes an Estate Surveyors and valuers as the most ideal project manager. As an integral part of the development process, project manager eliminates lack of direction and control in the project team which often result in low productive and failure to meet delivery dates.

3.0  RESEARCH METHODOLOGY AND DESIGN

3.1  RESEARCH DESIGN

       The research design adopted for this study is a survey method. Data collected was based on a field survey using questionnaire. This technique was selected or chosen so as to have a comprehensive study on the topic.

 

3.2  RE-STATEMENT OF THE PROBLEM

       The different professionals in the build environment have all claimed project management to be one of their core function or role in the society. These professionals include Architects, building, Quantity surveyors, Estate surveyors and valuers, planners, engineers etc. Each of this professional has argued that they conceptualize the idea of project management and therefore, should be their exclusive preserve of their roles. The Estate surveyors and valuers argues that since they conceptualize real Estate development project through development appraisal and manage the project during construction and disposal, they are better placed than others. This study is aim at assess the role they (Estate surveyors and valuers) play in project management.

 

3.3  POPULATION OF THE STUDY

       The population of this study is the projects which is five hundred (500) in number at different stage of completion. Also, sources of information or respondents for this study include the Estate surveyors and valuers, Builders, Quantity surveyors, Engineers, planners, Developer; Quacks, lawyer among others.

3.4  SAMPLE SIZE AND SAMPLING TECHNIQUE

       For the fact that the researcher could not cover the entire population, some proportions were chosen to represent the entire population. The formular used to determining the sample size if Taro formular because it is a finite population.

       Sampling techniques used in this study is stratified random sampling techniques which divide the population into sub-groups or strata and random sampling method is used to determine the sample size. This technique is used to obtain information on the entire population as well as the individual stratum. This technique is more expensive than the random sampling.

 

3.5  SOURCE OF DATA

       Information used in this research work were gathered from two sources relevant to the study both published and unpublished. These sources are classified into primary and secondary.

       PRIMARY SOURCES: During the course of this research, oral interview discussion, personal observation and research questionnaire were the major source employed in gathering information.

       SECONDARY SOURCE: The principle sources of secondary written by different authors and scholars. Therefore, data from textbooks, journals, newspapers, magazines, encyclopedia, seminar paper and such other materials relating on the study was of help to this study

 

3.6  INSTRUMENT OF DATA COLLECTION

       The instrument used for data collection is a structured questionnaire. The questionnaires were administered by the researcher during personal interview according to the sample size.

 

3.7  METHOD OF DATA PRESENTATION AN ANALYSIS

       The entire data through various means including literature review, questionnaire were carefully analyzed; interpreted and presented accordingly using data presentation method like table, since it is displayed for visual and thorough appreciation of event. The data analysis is percentage based on data distributed and retrieved.
